The building

Five storeys, north–south orientation, deep terraces.

CPH sits on the western edge of the diplomatic corridor — five storeys above a single basement, north–south oriented for cross-ventilation, with deep terraces sized for working from outside through the dry season.

Materials are specified for a thirty-year arc: travertine in the entry, white oak in the joinery, lime plaster on the soft surfaces, brushed brass on every handle. Where a material is named in the specification, it is the material that arrives on site.

The corridor.

The plot sits on the western edge of the diplomatic corridor — a 1.2 km arc that runs from the UN compound through the British and Danish embassies and down toward the Westgate cluster. Walking distance to the Trademark Hotel restaurants, ArtCaffe Sankara, the Riverside Drive jacarandas in season. From the building's eastern terraces, the Aberdares are visible at sunrise.

The camera updates every 60 seconds. There is no curated angle. When the site is busy, you see the site busy. When the rains come, you see the rains. Until groundbreaking, this view is the static plot — the live feed activates when construction begins.

EDGE is the International Finance Corporation’s standard for resource-efficient buildings. To be certified, a project must reduce energy, water, and embodied material use by at least 20% against a local baseline, and that reduction must be third-party audited. CPH’s preliminary certification shows the figures below. The full audit is published on this page when construction concludes. We do not summarise it; we link to it.

Answers, in detail.

Can I pay in USD or EUR?

Yes. Payments may be denominated in KES, USD, or EUR, with the conversion rate locked at the date of reservation. The escrow account accepts inbound transfers in all three currencies.

How do I verify the escrow account?

Write to hello@demar.co.ke from the email you intend to transfer from. We will reply within one working day with the bank-verification letter, signed by the bank and addressed to you.

What happens if construction is delayed?

The payment schedule is gated by construction milestone, not by date. If a milestone slips, the corresponding payment slips with it. You only pay against verified completion.

Can I see the site before reserving?

Yes — physical viewings every Saturday morning by appointment, virtual viewings any weekday. Both with a named architect, not a generic sales agent.

Who audits the construction?

An independent project monitor audits monthly and signs the milestone certifications that release each escrow tranche. The monitor’s name and licence number are published on the construction timeline.
