How do I buy a building from 3,000 miles away without being defrauded?

You have heard the stories. A relative wired a deposit to a Nairobi developer; the building stalled, the developer disappeared, the deposit went with him. Or the brochure promised one finish and the keys were handed over for another. The external problem is fraud and dilution. The internal problem is the helplessness of buying something you cannot stand inside. The philosophical problem is that distance should not have to mean less protection — it should mean more.

We have built the diaspora reservation flow around that last sentence. Distance buys you more protection here, not less. Escrow at Stanmore Trust Kenya Limited

Every deposit you pay before handover sits with Stanmore Trust Kenya, a CMA-licensed escrow trustee. You receive the monthly escrow balance statement directly. Funds release only against the four contracted milestones (10/20/30/40%), counter-signed by Knight Mwangi Quantity Surveyors. We do not touch the deposit until construction earns it.

Monthly construction transparency

Joseph K. Otieno, MICE — site engineer of record — signs the construction log every month. Photographs from the same vantage points, milestone status against contract, weather days, what we got right, what we are correcting. The log is public on the site and emailed to every reserver.

Video-call viewings

A 45-minute default call covers the residence layout, the construction stage, neighbourhood context, and the contract. A 90-minute deep-dive walks you through the floor plates, materials, and the site itself by phone-camera tour. Schedule from any time zone.

Power of attorney handled by counsel

Otieno & Patel Advocates LLP — our SPV legal counsel — drafts and notarises the limited power of attorney needed for non-resident reservations. We coordinate with your local notary and the Kenyan high commission where required, then deliver the signed reservation pack to your door.

Fully managed rental, post-handover

Westgate Living Management runs the building under a 10-year SLA. If your residence is to be let, Westgate Living handles tenanting, rent collection, maintenance, and statutory filings. You receive monthly statements; you pay no on-the-ground fees beyond the management retainer.

Insurance and audit

Buyer deposits and construction-all-risks cover are insured by Riverside Indemnity Kenya. Annual statutory audit by Bowman Adair Kenya. EDGE Advanced certification (EDGE-KE-2025-00148) audited by GEcon Africa.

Currency mechanics

KES contracts. USD reference rate. No surprise FX.

Contract currency

All Dagaz reservation and sale contracts are denominated in Kenyan shillings. This is the currency the building is built in, paid in, and warranted in. It is also the currency the escrow trustee, the QS, and the auditor work in.

USD reference rate

Your offer letter quotes a USD reference price set at signing-day spot — recorded in writing, against a named published rate (CBK middle rate). The reference is for transparency. The contract obligation remains the KES figure.

24-month payment plan

Milestones at 10/20/30/40% spread payment across the construction period. You convert FX on your own schedule, on your own terms, with your own bank. We do not mark up FX. We do not handle FX.

The construction log is the receipt for everything we said.

Every month from groundbreaking to handover, we publish a construction log signed by Joseph K. Otieno, MICE. Photographs from the same vantage points, milestone status against contract, weather days, supplier deliveries, and the discrepancies we are correcting. No glossy edit. No best-of selection.

The log is the same document the escrow trustee sees, the QS counter-signs, and the auditor reads. There is one version of the truth and you receive it the day it is filed.
