The concern, named

I want a home, not an asset. Will my children grow up well here?

The external problem is finding a residence that holds up to ten thousand days of family life — to homework, to scraped knees, to the school run, to the friends who sleep over, to the way a four-year-old eventually becomes a fourteen-year-old. The internal problem is the quiet worry that comes with the materials list: what is the bathroom sealant made of, what is the kitchen MDF rated for, what is in the paint. The philosophical problem is that the building you buy and the home you live in are not always the same building.

We have spec-ed the residences for the second building. The one a family actually lives in. Two traditions sit behind every decision — Danish hygge, the togetherness of shared warmth, and Kenyan ubuntu, “I am because we are.” Both ask the same thing of a building: design the rooms where people gather with the same care as the rooms where they sleep.

How we address it

Six mechanisms, all at the level of the family that lives here.

Family-scaled floor plans

Three-bedroom residences span 124–148 m². Four-bedroom residences span 172–198 m². Penthouses run to 312 m². Plans put parents and children on opposite sides of a soundproofed bedroom door (38 dB rated). Cabinet corners are recessed. Hardware is Olivari, soft-close throughout.

Child-safe materials

Zero-VOC paint on every interior surface. Cabinetry MDF rated E1 (low-formaldehyde). Flooring sealants Greenguard Gold certified. Plumbing lead-free, brass-bodied, with full chain-of-custody documentation in the handover pack. The materials list is published, not summarised.

Light, ventilation, air

Schüco AWS 75 SI+ glazing throughout — thermally broken, double-glazed, acoustically rated. Mitsubishi Electric VRF heating and cooling with MERV-13 filtration on every air handler. The residence breathes the way a Danish residence breathes; the air it pulls in is filtered to the standard a hospital pulls.

Community amenities

A planted garden and a children's play space (ages 2–10) sit below the lobby. Concierge at the entrance. 24/7 manned security. Back-up genset covering all common areas and critical apartment circuits. 48-hour potable-water reserve. The building does not lose function when the city does.

Lifts that respect the school run

KONE MonoSpace 700 lifts — three cars on a duplex group control. Peak-hour wait modelled below 30 seconds for an 18-floor, 92-residence density. The 7:45 a.m. school run is the worst case we designed for; the rest of the day is easier.

Warranty and after-handover

24-month defects warranty from the day you take keys. Westgate Living Management on a 10-year SLA with a 24-hour, seven-day response-time matrix. Buyer deposits and construction-all-risks cover insured by Riverside Indemnity Kenya.

Three-bedroom residences place a primary suite on one end of the plan and the children’s rooms on the other, with a shared bathroom and a study niche between them. Four-bedroom plans add a fourth bedroom that can serve as a guest room, a live-in helper’s room, or a dedicated home office — wired and acoustically sealed for either purpose.
