The concern, named

I rotate every three to five years. I need a residence with rental certainty when I leave.

The external problem is the gap between when you leave Nairobi and when the residence starts producing income — and what happens to it during that gap. The internal problem is having to manage a building from a posting four time zones away. The philosophical problem is that a posted life is meant to be lived in motion; the residence should not become an anchor that calls you back to fix things.

We have aligned the contract structure, the property manager, and the warranty period to your rotation cycle, not ours. The Dagaz is designed for residents who know the difference between a residence built for the brochure and a residence built for the ten-thousandth day.

Rotation-matched rental contracts

Westgate Living Management offers rental contracts in 12, 24, 36, 48 and 60-month terms — chosen at the time you leave the residence. The contract length matches your next posting, not the property manager's calendar. Tenanting, rent collection, maintenance, and statutory filings are handled in your absence.

Westlands long-let yield benchmark 5–7% gross. Phase 1 modelled net yield 4.0–5.5% after the Westgate Living management retainer, utilities float, and sinking fund. These are modelled estimates against current rental comps, not guarantees.

Defects warranty across rotation

We carry the defects warranty for 24 months from the day you take keys. A rotation that begins 18 months after handover still leaves the residence under warranty when the first tenant moves in. Any item that fails to perform as specified is repaired or replaced at our cost.

Reservation from posting

Reservation by DocuSign with a parallel sealed paper trail through Otieno & Patel Advocates LLP. Embassy mail-room delivery is accepted as the address of record. Where local notarial procedures require it, we coordinate with the Kenyan high commission directly.

Diplomatic protocol

VAT, duty, and protocol-related concessions vary by mission and bilateral arrangement. Otieno & Patel Advocates LLP works with your mission's protocol office and our finance team to ensure the reservation, sale, and any tax filings are handled inside your framework.

Insurance and audit

Buyer deposits and construction-all-risks cover are insured by Riverside Indemnity Kenya. Annual statutory audit by Bowman Adair Kenya. EDGE Advanced certification (EDGE-KE-2025-00148) audited by GEcon Africa.

The Westlands diplomatic case

A nine-minute commute to most of the work.

Raptor Road sits inside the diplomatic commute corridor. UNON Gigiri — UN Office at Nairobi, including the headquarters of UNEP and UN-Habitat — is a nine-minute drive (roughly four kilometres). UNICEF, UNHCR, and UNDP regional offices fall within the same radius. Most EU bilateral missions are inside a fifteen-minute drive, including the embassies clustered along Lower Kabete Road, Limuru Road, and Riverside Drive.

The Sandalwood Plaza sales gallery — also our registered office — is a five-minute walk from the building site. The two international airports are fourteen minutes (Wilson) and twenty-eight minutes (JKIA) away. The address solves for the commute first.
