The residence in detail

A 1-bedroom residence, written for east light on the lower band.

A one-bedroom residence at The Dagaz is laid out as a single open volume — kitchen, living, and dining read as one room with a long sightline from the entry door to the balcony glazing. The bedroom sits behind a full-height oak pivot wall that closes for privacy and disappears when open. The bathroom is en-suite, with a walk-in shower in honed travertine and a Catalano basin set into a curved Antoniolupi vanity. The kitchen is Bulthaup b3 — the same specification as every residence in the building.

Low-band residences sit close enough to the garden that you can hear the water feature in the lobby atrium with the balcony door open. The walk from lift to door is short; mature jacaranda branches are at eye level from the living glazing in season.

East-facing rooms open to morning light over the Westlands skyline — a soft amber wash on the travertine before the day asks anything of the room.

Floor plan

Drawn, scaled, and verifiable on request.

Specificity is the language of trust. Floor plans for every residence at The Dagaz are issued on request from sales@demar.properties. Each plan carries the architectural signature of Lars-Henrik Mortensen, the construction tolerances published in our Standards document, and a digital walkthrough scheduled by appointment.

Plans are sent as a PDF pack: scaled drawing, finish schedule, glazing performance certificate, and the matched-floor photographic reference set. We hold a 45-minute review by video call with the architect on request.
