The residence in detail

A 2-bedroom residence, written for south-east light on the lower band.

A two-bedroom residence is organised around a clear public-private split: the living, kitchen, and dining wing along the balcony face, both bedrooms set back from the glazing for acoustic and thermal calm. The principal suite has a walk-in dressing room and an en-suite bath with a freestanding stone tub by Antoniolupi. The second bedroom shares the family bathroom with the entry hall — a guest-grade specification, not a downgrade.

Low-band residences sit close enough to the garden that you can hear the water feature in the lobby atrium with the balcony door open. The walk from lift to door is short; mature jacaranda branches are at eye level from the living glazing in season.

The south-east aspect catches first light over the city and holds warmth through the early afternoon, then cedes the room to the building's quieter interior register.

Floor plan

Drawn, scaled, and verifiable on request.

Specificity is the language of trust. Floor plans for every residence at The Dagaz are issued on request from sales@demar.properties. Each plan carries the architectural signature of Lars-Henrik Mortensen, the construction tolerances published in our Standards document, and a digital walkthrough scheduled by appointment.

Plans are sent as a PDF pack: scaled drawing, finish schedule, glazing performance certificate, and the matched-floor photographic reference set. We hold a 45-minute review by video call with the architect on request.
