A 3-bedroom residence, written for north-east light on the upper band.

A three-bedroom residence is a family plan in temperament: principal suite at one end of the balcony face, two further bedrooms at the other, and a generous public realm between them. The kitchen is open to the dining and living volume but anchored by a full-height pantry wall in oak — service is hidden, hospitality is in plain view. The principal suite carries its own balcony, dressing room, and en-suite bath with both freestanding tub and walk-in shower.

Upper-band residences clear the canopy. The skyline reads in full to the south and east; Karura's edge is visible to the north on a clear morning. From the balcony of the higher floors you read the city, the garden, and the building's own crown above you in one glance.

The north-east aspect pairs morning light from the skyline with the cooler northern view toward Karura — two distinct readings of the city from one set of glazing.
