The residence in detail

A 4-bedroom residence, written for south light on the upper band.

A four-bedroom residence is laid out as a single-floor wing rather than an apartment. The principal suite occupies one end of the plan with its own dressing corridor and en-suite; three further bedrooms — two with en-suite, one sharing a guest bathroom — line the inner edge of the wing. The public volume is double-aspect: kitchen and dining on one side, living and library on the other, with the balcony continuing across both rooms. A separate utility and staff entry is set off the lift lobby.

Upper-band residences clear the canopy. The skyline reads in full to the south and east; Karura's edge is visible to the north on a clear morning. From the balcony of the higher floors you read the city, the garden, and the building's own crown above you in one glance.

South-facing rooms gather afternoon light deep into the plan; the sill of the living balcony is the first surface to warm and the last to cool.
